Depending on the property’s history, the history of the region or the recommendations of the general property inspector it may be important to have a geological inspection completed. This could involve the identification of earthquake faults and landslides risks that are present on or near the property. In-depth geologic inspections can also identify soil quality and any contamination releases that may have occurred on the property. E.g., Contamination that may have occurred as a result of underground storage tanks. This inspection should be performed by a Geotechnical Engineer. The inspection will involve a physical inspection of the property and be researching the past geological activity in the area. The primary purpose of a geological inspection is to determine the stability of the ground under and around a given property. In most instances, it is the buyer who pays for geologic inspections, but as with other inspections, this is negotiable according to the contract.
Heating, Air Conditioning, and Plumbing
Buyers are not interested in having the heating, air conditioning systems, or plumbing systems inspected prior to closing unless they are not functioning correctly. If one is conducted, it is the buyer who pays for the inspection and the seller who pays for the repair of the inoperable system.
Land Survey Inspection
When selling a property, if the boundaries are not identified or if they are in dispute, it may be necessary to have a land survey inspection. Additionally, some lending institutions require a land survey prior to loan qualification. Common reasons for conducting a land survey inspection:
- Before land is subdivided by deed or subdivision
- Before building a house, fence, septic system or other improvements near the property line
- For drainage planning, topographical and subsurface utility needs
- When a lending institution requires a mortgage loan inspection
- When purchasing or selling land
- When purchasing title Insurance
- When required by local authorities prior to the issuance of a building or other permit
- When the Property line location is in question and/or an encroachment is suspected
Upon conclusion of the land survey inspection, the surveyor can provide the buyer with a drawing of the property that includes, property boundaries indicating the property corners found or set and the location of property improvements including occupation lines, easements, and encroachments across boundaries.
Pool & Spa
If the buyer is worried about the condition of an existing pool or spa and wishes to be assured of their efficient operation, they may be interested in having these systems inspected. The intent of a pool and spa inspection is to evaluate the current condition of all accessible components. Typically inspections will be comprised of at least the following three steps:
Placement and Protection
The inspector will note the condition of pool fencing, gates, screen enclosures, a proximity of electrical wires, and location of electrical outlets and placement of these fixtures relative to the home in order to assess and ensure the safety of occupants and to prevent against accidental disaster.
Vessel and coping
This step involves the checking of the pool and deck surface conditions including cracking, discoloration and pitting that may have occurred as a result of wear and exposure to air and sunlight. Here the inspector will look for the condition of open joints and check all drains.
